Official public records for New York City Real and Personal Property transfers, interest and ownership are recorded and maintained by two government agencies. The Office of the City Register, in Finance’s Division of Land Records, covers the Bronx, Queens, New York (Manhattan) and Kings (Brooklyn) counties. The Richmond County Clerk provides this function on Staten Island. These records are open for inspection.
This process is used to provide accurate and reliable property records for land title ownership and interests. Along with individuals, this information is used by many businesses. Banks, lawyers and insurance companies make decisions on deeds and mortgages, etc. based on this data. These records are also used to establish credit worthiness.

Property documents are recorded and maintained online using the Automated City Register Information System (ACRIS). This is a digital storage and retrieval system
for personal and real property-related documents in Manhattan, the Bronx,
Brooklyn, and Queens (It is not available for Staten Island). ACRIS provides online access to documents and associated data. The public can search for property record indexes and view document images back to 1966. Documents prior to 1966 must still be viewed on microfilm and microfiche at the City Register's offices in each of the four boroughs (except Staten Island).

Recording Requirements
ACRIS must be used by anyone wishing to record property documents. The system automatically produces all necessary forms and affidavits for recording.
Access to computers and assistance using ACRIS is available in all City Register offices.
Fees
Recording fees are automatically calculated by ACRIS. A Final Fee Summary Page is provided at the end of the process. Estimated fees are listed below for informational purposes only and are subject to change.

| Assignments of Mortgage |
An additional $3.00 is charged for every mortgage recited in an assignment in excess of one. |
| Satisfactions of Mortgage |
If the satisfaction involves a consolidated mortgage, the total recording charge minus the $5.00 per page must be multiplied by the number of mortgages in the consolidated mortgage; add the $5.00 per page to this total. (A spreader agreement is treated as a separate mortgage).
E.g. If you are recording a 2-page satisfaction, the recording fee minus the $5.00 per page is $32.00. If it represents a consolidation of 2 mortgages, the charge would be $64.00 + $10.00 for the 2 pages = $74.00. |
