Zoning shapes the city. Zoning determines the size and use of buildings, where they are located and, in large measure, the densities of the city’s diverse neighborhoods. The 126 New York City zoning maps show the locations and boundaries of zoning districts, special purpose districts and commercial overlay districts. Zoning Text Articles:
The zoning text consists of 12 articles. Articles I through VII contain the regulations that apply to every residential, commercial and manufacturing district. Articles VIII through XII contain the regulations for the special purpose districts.

The Zoning Reference summarizes the regulations for each district and illustrates the typical building forms they are likely to produce. Special purpose districts tailored to distinctive qualities in certan neighborhoods are also presented. The full requirements of zoning and special purpose districts are found in the Zoning Resolution text.
